 When a tenant intends to vacate, advertising for the home will begin within two weeks of the tenant’s intent to vacate. This is done with hopes of securing a new tenant as soon as possible. We acknowledge that a vacant home is your greatest expense. Therefore we have many tools in place to minimize that concern.

      

 
 
 
We evaluate the value of your home based on the current rental market. The monthly rent amount will be based on the features and condition of your home in addition to the fair market value as represented by other homes in your area. Recommendations will be provided regarding the appearance, repairs and overall marketing of the home. Our goal is to find you a quality tenant with as little vacancy as possible.
RENTAL MARKET ANALYSIS   - - - - - - - - -

- - - - - - - - - - - - - -   MONTHLY ACCOUNTING    - - - - - - - - - - - - - -
       Each month you will receive a check and a computer-generated statement of all income and expenses related to your property. A year-end statement will also be provided for tax accounting purposes. As an investment property owner, you should consult your tax accountant to confirm the tax benefits of owning rental properties.

Tenants pay a security deposit equal to one month’s rent plus $100. The money is held in a non-interest baring account according to the laws of the state. This money is secured in order to cover miscellaneous expenses that may arise after the tenant moves out. All the properties are inspected prior to occupancy and again at vacancy. This ensures the accuracy of the homes condition and any monies to be withheld from the deposit for repairs, cleaning etc…Remainder of the deposit will then be returned to the tenant.

Our fees for full service property management are economical. Standard property management fees are 8-10% of the collected rent amount.

50% of one months rent, not more often than 6 months. (if the tenant moves out in less than six, we will find another tenant and not charge another rent up fee.)

WE DO NOT CHARGE MISCELLANEOUS FEES LIKE MANY OF OUR COMPETITORS.
IF THE PROPERTY IS VACANT FOR AN EXTENDED AMOUNT OF TIME THERE IS NOT A FEE. THERE ARE ALSO NO ADDITIONAL ADVERTISING FEES.
